About Luscinia View

The Luscinia View development of Luxury Apartments is a welcoming and friendly place which provides both a waterside and urban lifestyle. It is an actively managed development close to the centre of Reading, a historical town with diverse shopping, dining and entertainment facilities. Road and rail transport links are both excellent and, with the Crossrail underway, those links are only set to improve.

The development has its own full-time Estate Manager and maintenance and cleaning staff and is overseen by an active board of directors. Recent projects have included an expansion and upgrade of the CCTV infrastructure to include HD and audio, a major re-landscaping of the whole development, refurbishment of the interior spaces, upgrading the broadband infrastructure to allow up to 1Gb/s service and the building of a new Estate Manager’s office.

Is Luscinia View environmentally friendly?

We believe our environmental awareness and credentials are commensurate with any other luxury development, but we continue to study ways of improving. We encourage recycling using the bins provided by staff and residents, have installed water meters in all apartments and for water management on site by staff, use water butts for collecting rainwater for watering the gardens, and have changed our internal and external lighting to LED to reduce our communal electricity consumption.

Our Meadow Garden has been planted with a large variety of typical meadow flowers in order to attract pollinating insects and help educate the children who live here. There is already a broad variety of wildlife and birds, but we wish to encourage sustaining our ecosystem. Similarly, we have been planting more trees at Luscinia View either replacing those that have not taken properly or in addition to existing trees.

Is there good security at Luscinia View?

Luscinia View is equipped with the latest high definition CCTV coverage that constantly records and highlights activities in all communal areas inside and out, including audio recording in some areas, in line GDPR.

NRMC work closely with the police, and our near neighbours, to proactively discourage criminals and provide evidence to help prosecute offenders when instructed by the authorities. The introduction and use of CCTV has significantly reduced crime around Luscinia View, and helped catch and prosecute offenders.

There are remote controlled main vehicle gates, security entry systems to all apartment blocks controlled by a video entry phone in every apartment and a security key system for all main doors and apartments. Luscinia View is secure as long as residents do not allow non-residents to enter without knowing them or let them follow in behind them.

Is there somewhere to put my bike?

As with any luxury development, bicycles or similar means of transport are banned from being brought inside.

There are several secure bike stores around the development, each with secure entry and CCTV coverage inside. For those blocks without a bike store, the Estate Manager will help you to secure your bike in a store convenient to you as long as there is space available.

Any cyclist visiting Luscinia View, including food delivery riders, will find several visitor racks around the grounds for them to secure their bike to. Any bike secured to a post or railing will be removed.

Does Luscinia View have any play areas for children?

The outside areas within Luscinia View comprise of driveways, parking bays, pathways and gardens landscaped and maintained by a local gold medal-winning landscaping and gardening company. The development joins directly with Kings Meadow through a private gate, which incorporates a children’s playground built at the same time as the development.

Directors take children’s safety very seriously and therefore encourage adults to always accompany children when they move around outside, and actively discourage children from playing and running around the development. Nearby Hills Meadow and Christchurch Meadow also have well-equipped playgrounds and playing facilities.

Are there parking facilities at Luscinia View?

Under each Lease, the Leaseholder has one specifically designated parking bay for one (1) private vehicle (car or motorbike) not exceeding 3 tonnes gross laden weight.

There are four (4) visitor parking bays where a valid Visitor Parking Permit must be displayed.

Any vehicle not parked completely within the markings of the parking bay and displaying a Resident Parking Permit, or a Visitor Parking Permit, will be subject to a Parking Charge Notice (PCN) issued by the Parking Management Company (PMC) employed to control parking at Luscinia View.

NRMC have a concessionary agreement with Tesco Extra for residents to park a maximum of two (2) cars in part of their car park as long as they meet the strict criteria laid down by Tesco and their PMC.

Parking is the responsibility of each driver, and should they receive a PCN they must deal directly with the PMC that issued the ticket.  NRMC are not responsible for any individual’s improper parking, or any of their resulting fines. Guidance can be sought from the Estate Manager when available, but this does not absolve a driver of any responsibility in parking where they choose, or where they advise their visitors to park.

Can I smoke or vape inside Luscinia View?

Smoking or vaping in communal areas is not allowed at Luscinia View. However, what you do inside your apartment is for you or your landlord, if you are a tenant, to decide as long as it does not encroach on your neighbour’s right to clean air.

Should you prefer to smoke outside, including on your balcony, cigarette butts must be discarded properly. Instances have occurred where fires have been caused in lower apartments because of irresponsible discarding of cigarettes. Any reoccurrence could result in an outside smoking ban as the safety of everyone is paramount.

Can pets live at Luscinia View?

If you have a small pet you wish to live with you at Luscinia View then you must seek written permission from the Board. Unless your pet is very large, considered dangerous or likely to be a nuisance to your neighbours, the Board should grant your request on the understanding it can be revoked should the circumstances change.

This also means the Estate Manager will have a record of where pets are in the event of an emergency where they may need to be rescued by emergency personnel need not endanger themselves by trying to rescue ‘imaginary’ pets.
